OUR SERVICES
A Real Estate transaction is a multifaceted process with many moving parts. That's why A+ TC Services will offer you a wide array of services to help you throughout the process. Take a look below to learn more about what we have to offer.


TRANSACTION COORDINATOR RESPONSIBILITIES

~Prepare the TDS, SPQ and AS for the seller to complete. Will send you copies to review after the seller has completed these.
~Once completed, we send out the disclosure package for digital signatures
~ After an accepted contract is in, we open escrow, order home warranty (when applicable), NHD Report and Preliminary Title Report .
~ Send out an introductory email to all parties once escrow is opened with a timeline of important dates for the transaction.
~ Contingency Removal Reminders
~When representing the buyer, we send out all items (disclosures, reports etc.) for signature via DocuSign.
~ Rigorously maintain your file throughout the transaction by collecting all important documents and insuring that all are fully executed.
~ Upload all documents to your brokerage required cloud service ( ex. Skyslope).
~ If you are your own broker, we will generate a custom CDA for you and turn it in to title on your behalf (after you and your brokers approval). **This is an extra fee of $25
~ Once escrow closes, files will be disbursed to you and your clients via Google Drive.

AGENT RESPONSIBILITIES
~Provide your log-in credentials to all platforms so that we can assist you with your file documents and digital signing compliance
~Provide fully executed copies of all contract related documents
~Provide client contact information in a timely fashion so that we can hit the ground running
~Negotiate all terms, credits, extensions, repair requests, etc.
~ Facilitate access for inspections with your clients and the other agent.
~ Collect any 'in person' signatures.
~Notify your TC of all contract changes, price adjustments, credits, listing extensions, etc.
~ Complete AVID and Final Walk Through.
~ Order repair work

Current pricing as of September 2024:

Residential transaction (1-4 units), Vacant Land, REO:
$450 single agency
$600 dual agency
Normal fee + $35 for any additional units above 4

Commercial transaction:
$550 single agency
$750 dual agency

Referral files:
$150
​
Commission Demands (that we draw):
Normal fee + $25

We accept the following methods of payment:
--Through escrow with our fee on the commission demand
--Invoice billed through escrow
VENMO, Zelle or check within 48 hours of closing

What if the property does not close?
You owe A+ TC Services nothing! If you don't get paid, neither do we
